Budget Property in Mumbai



A suburb of Mumbai a few kilometers from Kharghar, Taloja is quickly becoming an attractive place to buy property in Mumbai. This region of Mumbai is only 9 kilometers from the railway station and only a ten-minute drive from the location of the proposed international airport.

The price for property at Taloja is far below the norm for Mumbai, at near 4,000 rupees per square foot for an apartment; buying property in Taloja is within the budget of many middle class homes. Most of the apartments at Taloja are priced far below 1 crore and if you are keen to own a 1 BHK flat in Mumbai you can buy one at Taloja for under 40 lakhs. 


As with many Mumbai suburbs, much of the developments at Taloja are relatively new with only few being older than 10 years and the majority are less than 5 or 6 years old. Taloja is also a hub of many upcoming projects in Mumbai, there are close to 70 new projects under construction in Taloja many of which are being constructed by some of the top builders in Mumbai

An indication of the attractiveness of Taloja is how well rates of apartments have appreciated over the past 3 years.  Over the past 36 months prices of apartments have risen steadily upwards and in all have shown an appreciation of nearly 15 percent since 2013. Real estate in Mumbai is expensive but you wouldn’t know it if you lived in Taloja where most of the property is within the reach of the middle class home buyer.
Despite nearly all of the property at Taloja catering to the middle class, there are a few developments under construction for the slightly better off. Developments of such type are not common and despite being luxury developments in nature they are priced only slightly higher than 1 crore. If you are interested in luxury apartments in Mumbai, then you may want to give Taloja a pass. 

There are ample schools near Taloja, some of which are quite well known and this region also has other great facilities with no shortage of restaurants and banks in the vicinity. 

If your budget allows for only affordable housing, then you can be the proud owner of a 1 BHK flat in Taloja for under 30 lakhs. When it comes to buying 1 BHK flats in Mumbai, Taloja may be one of the most affordable localities in the city. 

Even though Taloja may only be a suburb of Mumbai and has a large number of industries nearby, it still makes a great place to own property in Mumbai as it has a good social infrastructure and housing built by reputable builders. Though Taloja has homes which cater largely to budget home buyers such homes are still at a premium in Mumbai, a city at which owning a home is a luxury few can afford. With this in mind a home at Taloja is an extremely attractive option as well as a good investment which if market trends are any indicator shall continue to rise in value.
